This Zoning By-law Amendment application proposes to rezone the subject lands from Employment Prestige with a site-specific exception (142) (M1(142((H5)(H6)) to a new site-specific Employment Prestige (M1-XXX). This amendment seeks to introduce additional site-specific provisions for the subject property, including allowing all the permitted uses under Exception 142 as stand-alone uses, and removing the maximum net floor area of 300 m² for ancillary uses, and establishing a minimum parking requirement of 211 parking spaces on the site. The proposal consists of the development of six (6) buildings with a total gross floor area (GFA) of 7,745.23 m² on the subject lands. The proposal includes a drive-through restaurant, a motor vehicle gas bar with an associated kiosk, and a car wash. Buildings C, D, and E are proposed to accommodate uses permitted under the applicable zoning, which allows for a range of commercial, employment, and retail uses. The application also includes two primary access points: one from Highway 11 and another from Crimson King Way.
