The Zoning By-law Amendment application proposes develop one (1) multi-tenant warehouse building and one (1) multi-tenant condominium employment building. The proposed development seeks to utilize strategic employment lands located in close proximity to a major highway (Highway 404). A total of eleven (11) units are proposed, comprised of three (3) larger units in the proposed warehouse building (Building A), and eight (8) smaller units in the multi-tenant building (Building B). Building A is proposed with a total area of 12,486 square metres and Building B is proposed with a total area of 11,219 square metres. A combined total of 23,706 square metres of total employment Gross Floor Area (“GFA”) is proposed.  Two (2) vehicular access points are proposed via Farr Avenue at the north of the Subject Lands. Located at-grade is a parking area and loading area.

The Subject Lands are currently designated “Prestige Employment” on Schedule B-4 of the Highway 404 Employment Corridor Secondary Plan. The Subject Lands are currently zoned “Rural (RU) Zone” under Zoning By-law 2018-043. The Zoning By-law Amendment application will rezone the Subject Lands from the “Rural (RU) Zone” to “Employment Prestige Exception (M1-XX) Zone” which would implement the “Prestige Industrial” designation in the Highway 404 Employment Corridor Secondary Plan, with site specific standards. Additional phases will be subject to a future site plan application and is not a part of the current application.
