The Zoning By-law Amendment and Site Plan applications propose to address the property’s current split-zoning and to support the ongoing use of the site. The property is presently divided between the “Commercial Corridor (C1)” Zone and the “Residential Private Services (RPS)” Zone, which permits a single-detached dwelling and accessory apartment. The applicant is proposing to extend the C1 Zone eastward to the eastern property line, while maintaining the RPS Zone on the northern portion of the property where the existing dwelling and accessory structures will remain. The amendment also seeks a number of site-specific provisions to recognize existing setbacks. No further exterior changes are proposed beyond what already exists. Overall, the rezoning will align the zone boundaries with the current built form while preserving residential uses in the RPS-zoned area.
